2011 Year End Update

Again, in 2011 we had many highs and lows. We only have one unit vacant out of the twenty-four. Our rents have increased, and we are finally over the hump. Unfortunately, in 2011 we had three long term residents move out (they were there for over 8 years each). As a result, we had to completely remodel these three units and put in some new windows.   Our units will remain full, as our tenant mix is excellent (yeah, they actually pay on time!). 
What the future holds…..
In 2012, we expect to maintain high occupancy even while raising rents. We should have distributions starting in the 2nd quarter of 2012 and each quarter after (baring any major issues). 
We do not foresee any major capital expenses in the near future. Property is now positioned to do well over the next few years. We should have an excellent 2012 and expect distributions in the 2nd, 3rd, and 4th quarters.
